Inspection Types

Kay & Jay’s Inspections provides three primary categories of inspections. If you’re uncertain which inspection type is suitable for your property, our team of testing experts will evaluate your property with an XRF gun to identify whether there is any lead paint and determine the appropriate inspection based on the results. This way, you can be confident that you’re receiving the correct inspection for your property.

During this inspection, an XRF (X-ray fluorescence) tool will be utilized to emit an X-ray towards the walls in order to detect the presence of lead-based paint. If the XRF analysis does not identify any lead-based paint, a Lead Free Certificate will be provided, indicating that you have fulfilled your legal responsibilities.

The Limited Lead Free inspection is similar to the Lead Free Lead Paint inspection, although it differs for the exterior of the property. Specifically, the exterior of the property is permitted to have higher concentrations of lead paint. However, in order to be eligible for Limited Lead Free Certificate it is still required that there is no presence of lead paint on the interior of the property, and that the exterior surfaces exhibit no signs of chipping, peeling, or flaking paint.

This examination is alternatively referred to as a dust swipe inspection or a lead safe inspection. It involves a comprehensive visual examination of the property’s interior, exterior, and basement for any substandard paint. Additionally, we will perform dust swipes to verify the absence of lead-containing dust. Upon successfully completing this inspection, a certificate will be granted, which will be valid solely for the current occupant. A fresh inspection will be required for each subsequent change of occupancy.
